Getting started

It might mean we’re not in your area yet. WeMates are constantly working on growing our reach, so stay updated and expect us to be there in no time Meanwhile, you can explore other areas that suit your preferences.

Because our best interest is to build a community together, we do conduct background checks with individualized consideration and look at credit scores, as permitted by law. We also check income as part of our application process, and we also consider whether an individual who previously rented with us remains in good standing from their previous lease.

This can vary by the condition you leave your personal bedroom & common area. You always want to leave your space better than you found it!

Fill in those small picture holes, spot paint, remove all personal belongings & deep clean all relevant areas.

For every move-out.
Upon marking your move-out, you’ll be sent a move-out inspection form to complete. Failure to hand over a clean and maintenance-free room and failure to submit your move-out inspection form will result in a move-out charge

This can vary by market, but we generally require the first and last month’s rent and service fee, and a security deposit equal to one month’s rent or an approved security deposit alternative.

Wemates gladly accepts cosigners for applicants with limited credit history or income. The cosigner will fill out a separate application through the same link provided to the applicant by the leasing team — just select ‘Guarantor’ on the first page. Applicants with low credit scores wishing to apply alongside co-signers should reach out to the leasing team at example@example.com

The application process can be completed entirely online. A member of the leasing team will send an application link, which will ask you for relevant information about yourself.

Residences

While we love pets, we only offer pet-friendly living in a select few of our apartments. Check with our team if this is something you are interested in.

Smoking of any kind is not allowed. Residents and their guests also may not engage in any drug-related activity, including but not limited to medical cannabis on or near the premises.

Residents can choose between 4-24 month lease terms with Wemates. 

All residents have their private bedrooms within the home. Residents share the furnished common areas respectfully.

Wemate’s apartments have a set of rules and regulations, but residents also successfully set out their own additional house rules for how they live together.

Roommates

Working through conflict together can be one of the best ways to build relationships in your home, so residents generally work out disputes on their own.

In the rare event that roommates have a severe dispute that is causing irreconcilable problems in the home, residents can contact us at example@example.com with the context of the disagreement and we’ll reach out to help address the issue.

The community lies at the center of everything we do at Wemates — and we believe the foundations of a strong community start in the home. For that reason, we make sure that residents have a say in choosing their potential roommates.

Once an approved applicant decides they’d like to live in your home, you’ll be placed in a chat thread with them inside the Wemates app. From there, you can coordinate a time to meet or all get to know one another right in the thread. In the chat, you can tap into your prospective roommate’s profile to see their interests and preferred ways of living. We make it easy to see what you share and what may be different so you can dig into the most important topics as you get acquainted.

How is the decision made? Once you all feel like you’ve gotten to know each other, you and your roommates vote and provide your feedback. Our team reviews the results and may follow up for more information. From there, we’ll either give your prospective roommate the green light to move in or help you connect with someone new.

If no one in your household provides feedback on a prospective roommate, WeMate’s teams will help make the call to find the best fit for your home

To make sure you’re able to find a great match as fast as possible, Wemates sticks to a 24-hour meet-and-greet window. This way residents and prospective roommates can know ASAP if it’s time to move in or move on.

If a room is opening in your home, you can refer your friends to Wemates in advance. Have your friends apply to be a part of the Wemates community and tell our teams that they’re interested in joining your home. Once your friend moves in, you’ll also get up to $500 as a bonus for your referral.

Due to COVID-19, all of our showings are currently done virtually, between Wemates and applicants.

When a resident notifies us that they’ll be moving out of their home, we send an email to all of their roommates with the next steps for their home. Current residents can always recommend their friends through our referral program. We will also introduce interested candidates, and you help us choose your new roommates.

To build safe and comfortable communities, all Wemates residents are vetted through an application process and background check (as permitted by law). After they’re approved, prospective residents schedule viewings of available homes. Once they find a home they like, Wemates helps them set up a meet and greet so the home’s current residents can find the best fit.

Utilities

Generally, the internet speed in our homes is 250 Mbps which is rated as suitable for 9+ Power Users. In certain locations, the speeds may vary depending on what ISP is offered in that market and neighborhood.

No, but we make paying for utilities easy for each resident as part of our commitment to streamlining your rental experience.

Services

Our monthly services fee helps us deliver a seamless experience — one that simplifies and streamlines roommate living, from start to finish. We invest in technology, people, as well as physical elements to outfit your home so you and your roommates can skip the headaches and spend more time enjoying life as roommates. 

For Co-Living Homes, our services fee covers this streamlined renting experience as well as additional amenities including high-speed wifi, monthly professional cleanings, furnished common areas, vetted on-staff maintenance technicians, kitchen essentials, and smart TVs.

Each Wemates housing situation is unique. Depending on the layout and environment, some homes may have dishwashers, air conditioning, garages, or in-unit laundry.

Sometimes things just unexpectedly break or go wrong, and when that happens Wemates’s got you covered. If you happen to break something, you’ll be responsible for paying for it — but we’re still here to help you get it fixed with top-quality maintenance at the best price.

For day-to-day tasks like taking out the trash, hanging mirrors, or watering your houseplants, that’s your time to shine.

Examples of other maintenance requests that fall under resident responsibility include:

  • Provision of additional items for common spaces like extra chairs, tables, blinds, or curtains

  • Installation or assembly of personal furnishings

  • Changing out reachable lightbulbs

  • Plumbing issues like clogged drains that arise due to resident use

  • Disposal of trash or large items beyond the weekly trash service

  • Bathroom fixtures like shower curtains and disposable bathroom items

Standard Monthly Cleaning Service: All properties receive one monthly clean of common areas, as long as there are no personal items left on the ground/surfaces or pets outside of their crates.

Cleaning Products: The cleaners purchase/provide their cleaning supplies. If you have an intolerance to the cleaning products that the cleaners use, feel free to purchase/provide cleaning supplies for the cleaners to use during their monthly standard property clean! If you decide to provide the cleaners with cleaning products: We request that you leave the cleaning products in a common area & provide a note permitting the cleaners to use the products. We recommend that you do this for every single clean, as the cleaner may change or the resident may turn over.

Wemates works with maintenance partners and homeowners to quickly address important items within the home that are broken or not functioning in their intended form. We strive to address maintenance requests on time that appropriately reflects the urgency of the problem.

Billing

We charge a processing fee for credit card and debit card payments because our third-party payment processor, Stripe, charges us a fee for accepting these payments. There is no processing fee for bank account payments.

At this time, we do not have an integrated feature that directly performs that function.

Outside of the Wemates members must abide by the terms of a lease until it expires. There are some exceptions, however, including:

Allowed by federal or state law: Laws vary from state to state, but federal law permits a member that enlists in active military service to terminate a tenancy early with proper documentation.

Significant damage to a rental unit: A Wemates member may move out before a lease is up when a natural disaster, or some other occurrence that the tenant bears no responsibility for, destroys or significantly damages the rental property.

Find a replacement: A Wemates member may find a replacement for your lease to take over your contractual obligations. A replacement must meet Wemates’s screening criteria and be approved by the current roommates. The replacement’s lease start date would end the replacing Wemates member’s lease obligations.

You are required to give Wemates 60 days’ notice before terminating your lease. If you terminate your lease before the lease end date, you will still be financially responsible for the rent up until the lease end date even if you move out. However, you are allowed to find a replacement for your leased room. After they are approved by Wemates’s rental criteria, they can start a new lease that will terminate your old lease as well as your financial responsibility for the leased space. The person moving in may not need to take over your specific lease dates. If you do not provide adequate written notice to Wemates before move-out, you will forfeit your entire security deposit.

Security deposits will be returned by physical check 2-3 weeks after the lease end date. Pending all bills are paid for and the apartment has passed inspection by a property manager.

 

The descriptor of the payment on your bank statement will say WEMATES.

You can use a personal or business checking or savings account. Make sure to either connect instantly with Plaid or enter the routing and account number exactly as they appear on your checks and verify your account with micro-deposits. Please confirm the account has sufficient funds before paying.
